Post 1: AI Can Find a House. It Can’t Tell You Where You’ll Belong.

Artificial Intelligence is changing the way people search for real estate.

Today, AI can recommend neighborhoods, estimate property values, summarize school districts, compare taxes, generate market reports, and identify homes that match your wish list in seconds. Those are remarkable advances, and I use AI in my own business because it helps buyers and sellers make better-informed decisions.

But after practicing law for more than forty years in southeastern Pennsylvania, spending decades cruising the Chesapeake Bay as a U.S. Coast Guard-licensed captain and ultimately making my own move to Maryland’s Eastern Shore, I’ve learned something AI cannot teach.

Finding a house and finding where you belong are two very different things.

Algorithms are exceptionally good at processing information.

They are not equipped to understand what it feels like to wake up overlooking a quiet creek instead of a busy highway. They cannot explain why one harbor feels welcoming while another feels transient. They cannot appreciate the rhythm of a waterfront town after Labor Day, the conversations on a marina dock at sunset, or the sense of community that develops in places where neighbors still know one another by name.

Those are experiences—not data points.

Many of the people who contact me are successful professionals from Pennsylvania. They have built careers, raised families, and are beginning to ask a different set of questions.

“Could we spend more time on the water?”

“Would a second home make sense before retirement?”

“What would life look like if we slowed down a little?”

These questions cannot be answered by an algorithm.

They require perspective.

One of the greatest misconceptions about buying on Maryland’s Eastern Shore is that the decision is primarily about real estate. It isn’t.

It is about lifestyle.

It is about deciding whether you want your weekends to revolve around traffic—or tide tables.

Whether your morning begins with commuter congestion—or watching osprey glide over the Chester River.

Whether your investment is measured only by appreciation—or also by memories created with family and friends.

AI can show you every waterfront listing within twenty miles.

It cannot tell you which community best matches your interests, whether you’ll actually use a private dock, or whether a water-oriented home might serve your lifestyle better than direct waterfront.

Those conversations happen through experience, questions, and careful listening.

That’s where local knowledge still matters.

As someone who has spent years navigating the Chesapeake Bay by boat, I often think of real estate the same way I think about cruising.

Charts are indispensable.

GPS is invaluable.

Technology makes the journey safer and more efficient.

But no experienced captain mistakes the chart for the voyage itself.

Real estate is much the same.

Artificial intelligence is an outstanding navigation tool.

It helps us gather information more quickly than ever before.

But choosing where to build the next chapter of your life still requires judgment, experience, and an understanding of what makes one place feel like home while another simply checks the boxes.

Throughout this series, I’ll explore where artificial intelligence is transforming real estate—and where human experience continues to matter most.

Because while technology will continue to evolve, one truth remains unchanged:

A home is more than a property.

It’s where your life unfolds.

And no algorithm can tell you where you’ll truly belong.
