Eastern Shore Insights.™ Beyond the Algorithm, Part 3: AI Can Analyze a Market. It Can’t Know What Matters to You

Artificial intelligence is remarkably good at analyzing real estate markets.

Give it enough data and AI can identify:

  • Median sale prices
    • Price trends
    • Days on market
    • Inventory levels
    • Comparable sales
    • Property tax differences
    • Neighborhood statistics
    • Even the likelihood that a particular property will appreciate

That is powerful information.

But here is the problem:

Real estate decisions aren’t made entirely with data.

Consider two buyers looking at the same house on Maryland’s Eastern Shore.

The house is three bedrooms, two baths, on a couple of acres, with water access nearby.

The data may tell both buyers essentially the same story.

But one buyer sees a place to spend weekends with the grandchildren.

The other sees a future retirement home.

One cares about being able to keep a boat at the property.

The other cares about being able to walk into town for dinner.

One wants privacy and acreage.

The other wants neighbors, community and a short drive to the grocery store.

 

 

The property hasn’t changed.  The decision has.

That’s where the limitations of an algorithm become apparent.

AI can tell you what a property is.

It can tell you what similar properties have sold for.

It can tell you how the market is behaving.

But it cannot truly know why you are buying.

And that matters because the “right” property isn’t necessarily the one with the highest appreciation potential, the lowest price per square foot, or the most features.

It’s the property that fits the life you’re trying to create.

That’s particularly important on Maryland’s Eastern Shore.

Here, the choice isn’t simply between houses.

It’s often a choice between lifestyles:

Chesapeake Bay or river?

Waterfront or water-oriented?

Town or country?

Boat dock or marina?

Golf course community?

Weekend retreat or permanent home?

Privacy or community?

Those aren’t algorithmic questions.

They’re human ones.

And they require something more than information.

They require context, experience and conversation.

That’s why I don’t see AI as replacing the real estate professional.

I see it as making a good real estate professional better.

AI can process the information.

I can help you interpret it in the context of your life, your priorities and your plans.

That’s the difference between finding a house— and finding your place.
